It has been a legal requirement since October 2008 to provide Energy Performence Certificates on all Residential and Commercial properties when they are Let or Sold. Failure to provide an EPC can result in a fine, with an EPC still having to be produced.

EPC’s were originally required as part of the Home Information Pack introduced in 2008, and our Energy Surveys Business which we started in 2004 was one of the first in the county to provide Energy Performance Certificates on both residential and commercial properties. Legislative changes under the Energy Act 2011 make it unlawful to rent out and re-let premises with an EPC rating below a minimum level of E from 2018. This applies to any property let on a tenancy which is six months or more and less than 99 years in length, and which is legally required to have an EPC. In addition, this legislation will extend to cover existing lettings in 2020 for residential properties and 2023 for commercial buildings.
